Detailed description (English): MERLIN Properties, as one of the main real estate managers in the northern area of Madrid, has taken an active role in improving mobility and sustainability in this area. Given the problems of congestion and the low competitiveness of public transport, we have developed the implementation of a bus lane on Avenida de Burgos.
This initiative was born from the need to improve mobility in an area undergoing rapid business and residential growth, such as Las Tablas and Sanchinarro. Congestion, especially at critical points such as the Nudo de Manoteras and the Caser roundabout, significantly slows down public transportation, affecting the quality of life of thousands of workers and residents. Currently, employees lose an average of 25 minutes a day stuck in traffic, which translates into 4 days lost per year and a cost of €1,200 per person.
The bus lane, developed in public-private collaboration with the Madrid City Council and the Transport Consortium, seeks to solve this problem by providing an exclusive corridor for buses. This will reduce travel times on public transport by between 7 and 10 minutes, making it more competitive compared to private vehicles.
With this action, MERLIN Properties reinforces its commitment to sustainability and more efficient mobility, reducing congestion, travel time and negative environmental effects in the northern area of Madrid.
Detailed description (original language): MERLIN Properties, escomo uno de los principales gestores inmobiliarios de la zona norte de Madrid, ha tomado un papel activo en la mejora de la movilidad y la sostenibilidad en esta área. Ante los problemas de congestión y la baja competitividad del transporte público, hemos desarrollado la implantación de un carril bus en la Avenida de Burgos.
Esta iniciativa nace de la necesidad de mejorar la movilidad en una zona en pleno crecimiento empresarial y residencial, como Las Tablas y Sanchinarro. La congestión, especialmente en puntos críticos como el Nudo de Manoteras y la glorieta de Caser, ralentiza significativamente el transporte público, afectando la calidad de vida de miles de trabajadores y residentes. Actualmente, los empleados pierden de media 25 minutos diarios atrapados en el tráfico, lo que se traduce en 4 días perdidos al año y un coste de 1.200 € por persona.
El carril bus, desarrollado en colaboración público-privada con el Ayuntamiento de Madrid y el Consorcio de Transportes, busca solucionar este problema al proporcionar un corredor exclusivo para autobuses. Esto permitirá reducir los tiempos de desplazamiento en transporte público entre 7 y 10 minutos, haciéndolo más competitivo frente al vehículo privado.

Target group(s): This action is mainly intended to improve the mobility of the thousands of workers and residents in the northern area of Madrid, in areas such as Las Tablas and Sanchinarro. The new bus lane, implemented by MERLIN Properties in collaboration with the Madrid City Council and the Transport Consortium, is designed for all those who use public transport on Avenida de Burgos, including both regular public transport buses and complementary private transport.
The objective is to facilitate the daily trips of people who access the numerous business parks and residential areas in the area, streamlining their journeys and reducing travel times by between 7 and 10 minutes. This especially benefits employees of companies located in the area, who are currently facing significant delays due to congestion at peak times.
In addition, this action is also intended to improve the experience of public transport users in general, encouraging a change towards more sustainable and efficient modes of transport, thus reducing dependence on the private vehicle. By reducing congestion, the quality of public transport is improved for all users, which in turn relieves traffic in other key areas of the city.
Objectives: The objectives of the implementation of the bus lane on Avenida de Burgos by MERLIN Properties are the following:

Relieve road congestion: Decongest critical points such as the Nudo de Manoteras and the Caser roundabout, which have high levels of traffic at rush hours, thus improving vehicle flow in the northern area of Madrid.

Improve the quality of life of workers and residents: Streamline daily commutes, reducing the time that employees and residents spend stuck in traffic jams, which translates into greater productivity and better quality of life.
Facilitate access to business areas: Improve access to business parks and work centers in Las Tablas and Sanchinarro, thus promoting the economic development of the area.
Prepare the infrastructure for future developments: Align the project with the "Madrid Nuevo Norte" urban plan, guaranteeing continuity in sustainable mobility and access to high-capacity nodes such as Plaza Castilla or Chamartín.
